The lady that runs this place is a nut the water is contaminated you cannot drink the water train tracks literally a hundred and fifty feet away place is not appealing for any reason just go down the street to the Walmart if you're looking for overnight stop after I caught the lady that runs this place padding the electric bill she went nuts I kept asking her to give me an itemized bill she would
not do it then came up with a meter reading fee

This park has some quirks, but it's been reviewed unfairly, I think. I've stayed in worse parks for more money many times.
As others mentioned, the water is undrinkable, literally unsafe to drink, but the park provides bottled drinking water to guests...so no big deal?
And, as others mentioned, the lady who runs the place is a character...but, I think she's just on the spectrum rather than being rude or crazy or whatever other reviewers are saying (obviously I can't diagnose Asperger's or whatever in a stranger based on two minutes of conversation, but she has lots of the same mannerisms of my friends on the spectrum... regardless of what her deal is, I understand that some people experience social interactions differently). She's very particular, and seems to really need the conversation to go according to a script...if you diverge she gets a bit short. But, just answer her questions, and everything will be fine. I found her funny and quite likeable. She sent treats for my dogs and pointed out the site and such. I did not perceive it as intentional rudeness, at all, she just seemed to want to cover everything and interruptions bothered her. I saw her later while walking my dogs and she was friendly then, too. If you want to be pandered to, go to a luxury resort that costs 3-4 times as much. But, I like characters, as long as they're honest.
The park has lots of pull-through 30/50 full hookup sites and power seems reliable and strong (no voltage drop that I saw). The sites are smallish, but they seemed to find room for quite long rig+tow configurations. Sites are vaguely level, kinda...but plan to spend a minute leveling when you arrive. It's mostly gravel and dirt.
Based on the PA discount rate of about $13 for up to two weeks year-round, this park is a good deal for full hookups and a few other amenities. At the full price, I'd probably be more likely to drive on by, but there doesn't seem to be a lot of options in this stretch between Tucson and Phoenix, so I don't think it's a bad place to stop for a bit. Super close to the annual air show, if that's your jam.
The park is strictly adults-only (18+, not 55+ as another reviewer said). There are no dog breed or size restrictions, but no aggressive dogs are allowed, which is as it should be.
