Not for big rigs, needs lighting at night. Wifi doesn't work most of the time. Older park but clean.

Very tight hard to walk between units at night because of poor lighting. Wi-fi non existent at night.

We stay at this park whenever we're in Montrose. It's very quiet, clean and well maintained. Owners and staff are friendly and helpful. Beautiful location especially for being close to town. Highly recommended. 5 stars

| Good park, hard to find

This is a nice RV park. It was quite and with nice bathrooms and showers. The dump station and trash cans was very convenient. I would give it four stars if it was not so hard to find. Even with the Waze app we kept going around it.

| Nice park, tight site

Nice park with shade from the cedars. All went well until I attempted to pull through the site. It was almost impossible to get my little 18 foot trailer out. Between the cedars and the concrete fire ring I was blocked in. With a lot of maneuvers in the empty spot next door we finally made it. They do not have a dump station. The did give me a discount for retired military. Nice laundry.

| Quaint RV Park

This is a very quaint park. Sites, though rather tight for our Class A (4 slides), were level and easy pull thru access. There are lots of amenities such as mini golf, a creek and a dog park. Great place to make a day trip to Telluride or Gunnison and of course Black Canyon. Make sure to visit the Ute Museum as well.

| Convenient to town and Black Canyon

Our two night stay here was just fine. Friendly staff, was conveniently located (for us) on the East side of Montrose as we were visiting Black Canyon. Level pull-thru site, though we should have booked a longer site. We have a 22' trailer but found it hard to park our truck in the spot also. Mini-golf on property is open to public but free for RV guests. Was also easy to find using Google Maps, contrary to other review.

We reserved an 80ft shaded site online. We ended up in their smallest lot barely long enough for our 30ft fifth wheel. We had 3.5 feet from the bottom of our step to the neighbors site. We had electrical and water on one side and sewer on the other (who wants to cook outdoors next to all yours or your neighbors sewer hookups?!). We couldn t even extend our awning because the site was too narrow. Right next to the dog park where we could smell the dog feces that neither the pet owners nor the park owners cleaned up. We had to park our truck completely away from our camper as the site barely fit our camping unit. The miniature golf coarse was a cute thought but lack of maintenance made it no fun to play there were rocks, leaves, and layers of thick cotton from the trees covering the coarse. Owners were rude and literally said we already got your money what more do we need . When I showed them my online reservation with the 80ft upgrades site reserved they said they aren t responsible for their website because someone else runs it for them. Do yourself a favor and find somewhere else to stay. You will regret staying here!! We absolutely would have left if there had been anywhere else to stay but being a holiday weekend we were literally stuck with a crappy site which made our only family vacation this year less than great.
