| Could Be So Much Better.....

We pulled in here while it was raining and the office was leaking in 2 or 3 places as was the laundry room. Pot holes and flooding on the dirt road.....with a little work this park could be really nice. We had a site right by the meadow and the view of Pike's Peak over the pasture was awesome. Owners were very nice. Good wi-fi.

Older location in need of some repair. Wifi good in certain locations. Entrance is rough but spaces are level, good size with good water and electric. A mixture of long and short stay residents. Close to where we are visiting. In a 40' motor coach with 4 slides and plenty of room.

This is an older campground on Highway 24 between Limon and Colorado Springs. It's a small campground, but sites are roomy. On-site store, gasoline, propane. Sandy soil; no paved roads. Friendly owners. Wonderful view of the front range and Pikes Peak! Visited in 5th wheel; $34 for 50 amp.

Seems to be many long term occupants. Dirt roads have many pot holes... tough if raining. Wi-fi is good as are the water and electric. Need to repair store- office as roof is leaking and drooping. Park on hwy so some road noise

Nothing fancy, Seemed like a lot of long term campers. I was not in bathrooms or laundry. Owners were nice enough. Great for pets and there is a field beside park where we ran our dog daily. I just wish people would pick up after their dogs in the park :( The view was what we LOVED! Every morning we woke up and had our coffee while watching the cows grazing, antelope, and even coyote, with Pikes Peak in the background. I think we had the best spot in the park: back left corner.

Chose this park to be close to family. Full hookup and space plenty big for 5th wheel and truck. Right on Hwy 24 so traffic noise. Lots of full-time residents. Great for short stay but if you’re here for Garden of the Gods there are more parks closer. Will stay elsewhere next time

We stayed here for three weeks one summer. It is convenient to Colorado Springs. We didn’t use the restrooms or laundry but they have both. There are several long term RVs on the property but most are people short term. We would stay here again

just okay we got a full hookup pull through for one night there are many full-timers not many amenities they sell gas and have a party store up front. We camped here in a 27 ft trailer.

Last minute stop over the 4th of July and fortunately they had a cancellation. The owners were extremely friendly. The restrooms/showers were clean. Would definitely stay there again. Family owned and operated.

Spent several days here in July 2019 @ $39.95 per day. No discounts! Nothing special for $40 per day. playground for kids. Dirt roads throughout but hard packed. Some sites closer then others. Several long term residents. Bathrooms mostly clean with good water pressure. Workers very nice. Verizon very strong. Many OTA TV stations. WiFi open and slow. Verizon hot spot was faster.

I called to see if they had space available for same day arrival. Dee told me yes they had a tent site with electric since I have a small pull behind. When I arrived she was rude to the worker and treated her like she knew nothing. Then an older gentleman showed us to our "spot". It was not a camp spot. They put us on a small bare piece of land and told us to hook up to the neighbors electric box. I didn't think it was right since I paid $39 for a tent space to share with someone. The next morning we went to take showers. The shower house we went to had one shower for men and one for women. There was one woman in there and one waiting before me. Finally my turn came and I hop into the shower only to find there is no hot water. None. Not even lukewarm. It was cold. I was miserable and wanted to cry. I paid $39 for what??? I would think twice about staying here. If you need a convenient location without any amenities, then this place is for you.
