Handy to town, restaurants but basic and crowded. Staff helpful. Bathrooms clean but needed major make over . $42

| Good location

Not a fancy place but room in their pull-thrus for our 40' motorhome with 15' trailer. Walking distance to restaurant s. On the creek and bicycle trail. Near "old town" Colorado Springs. Dirt/gravel roads and sites. Laundry mat. Was there in July 2014

| Don't Recommend

This campground is easy to get to off I25, but that is really the only good thing. It's very old and most spots look like they have permanent residents with pretty old RVs. The spots are small and the roads are narrow. The WIFI is almost nonexistent and for cable, you have to check out a box and pay a deposit. Also, it is right next to a very busy street so therefore, it was very noisy all day and night. We won't stay there again.

| Nice stay

We ended up having to find a place to stay at the last minute and these folks were very accommodating. At first glance, you may seem leery, but the staff went out of their way to get us situated. The park itself was quiet. Nice shade trees. But, being close to a highway there was some road noise. Not enough noise to keep us awake, though. Would stay again.

This campground was so tightly packed. Some campers had to have people move their cars to get out. Our neighbors kept tripping on our utilities. A positive: The laundromat had many machines. Our navigator took us down a dead end street. Next time, we would just stay at a Walmart.

We stayed here 1 night. It's old and tight close to some fast food. The wifi did not work for us. The cable required a box that could unscramble.

| Aggressive Homeless Population

Although convenient to the highway, shopping and fast food, we simply felt uncomfortable and could not stay overnight here. There is an aggressive homeless population right outside the park entrance as well as many "permanent" campers in the park.

| Nice place to crash, good location

The location was perfect and they accommodated us last minute. Many full timers living here. Outside of the fence there was a trail to walk the dogs, so that was nice. Bathrooms were decent. There are many homeless people who live outside of the campground near the fence line. They didn t bother us at all. They were very nice. But if something like that bothers you then I wouldn t recommend staying there.

Booked a site for 10 days, left after 7. WiFi is practically nonexistent. Bathrooms older and look nasty, I didn t go past opening the door. Police were called out while we were there...3 police cars responded Lots of permanent residents in older rv s. The number of homeless around was noticeable.

It was aweful dirty!! The homeless stayed outside the gate and our site had a dead chipmunk!! No place for dogs to run. Bathroom was dirty and needs upgrading!! I've stayed in resorts cheaper than this place!!! Way over priced! I would never stay again!!
