Nice clean, quiet campground! Convenient location for all sites! Wifi worked sporadically! It was awesome to wake up and be looking at Pikes Peak and have coffee!

| Colorado Springs Trip

Thought the price was too high. $69 w/Good Sam discount. Wifi was weak and unable to use. Cable was very cloudy. Bathrooms were clean, showers were hot and good pressure. Staff was very friendly and helpful. Executive lot is near the road and it was noisy during the night. Had planned to stay for a few days, but left after the first night. View of Pikes Peak was great if you are new to the area.

This was a very nice park. Probably the largest and nicest in the area. We had called months in advance for a spot without trees. We ended up with a tree in front of us and no satellite. The cable was not working at the time. The next day they were very accommodating and moved us to a spot where we could get satellite. The spots were on gravel,but of good size. The entire area was blacktop for walking. They serve pancakes at a little outside restaurant on Sunday. The place was close to everything for a tourist.

| Good Urban RV Park

The park is well kept and the folks were all really helpful. The amenities are all good... two pools, laundry rooms and bath houses. We really liked that they had a BBQ vendor that cooks Wednesday through Sunday. The food was great and reasonably priced. It was great to not have to cook or go out when we arrived. As others have said, the spacing is pretty tight. We had a premium pull-through site and still had our neighbors sewer outlet by our picnic table... not good. The pricing is on the top end, which would have been appropriate if the spacing was better.

Great park with easy access and beautiful spaces with concrete pads for your RV. Close to many many beautiful sites and sceneries and things to do in Colorado Springs and Manitou Springs. Can't wait to go back.

Restrooms clean....staff friendly... Street noise.... You are so close to your neighbor that there is no privacy. Pools were dirty and hot tub not working.... Pricey for what we got.

This was a very nice spot. The sites where very close together, but that didn't matter too much because we where really never there. There is a lot to do around this area. The pool was very nice and was heated but not too hot that it didn't feel good! Kids loved the pool. Nice paved roads. Ok bathrooms but didn't really need them had full hook ups. Would stay again!

Made rez wks in advance but were put in a short site with our 45' motorhome and could NOT level. They had LOTS of sites open so we picked one and it took every bit of lumber we had for under our front tires and front jacks! Cable didn't work. Wifi kept disconnecting. Our surge mgr shut us down 3 times in our 2nt stay in the 50amp site with our a/c running during day. It was an odd electric hook up. We think the 50amp plug was "hot"... no circuit breaker. There was a 30 and a 20 circuit breaker and 50 was on with no breaker. Beware! Relatively quiet. Sites close together but easy enough to get in & out. Good water pressure.

Loved the proximity to Garden of the Gods... made cycling easy to get to for me... I'd say this park and Pike's Peak CG were the two best in the area. Sites were pretty close together and the pool looked horrible. There were people in it but I wouldn't have touched it with a 10 foot pole.

Friendly staff and a nice park. Lots of amenities. My only complaint was that they didn't fix the water thawing device and it was frozen most mornings.

| Close to the Garden road loop

The park was nice enough and fairly large. we were glad it was open in January, but watch out for all the construction on the road getting into the camp! We had a quiet spot in the corner and all the staff was very friendly. It’s very close to the Garden of the God’s road loop - a definite asset.

Beautiful park, just construction is noisy and makes access more difficult. WIfi is provided but can’t connect to internet 99% of the time. Dead zone for AT&T. About 20 cable channels but seemed to have no weather for NW US. Definitely need usable wifi of good cell service. Definitely come back after construction and install of useable wifi

Perfect location right next to garden of the gods. Very narrow gravel sites. Pull throughs are good length, back ins are short, some not enough room to park your vehicle in front of. Nice playground, 2 pools, bathroom has shower with dry area. Good water pressure on shower which is good since water pressure fluctuates widely at site, anywhere from 20-40 psi. 1 day our surge protector tripped 3 times for low voltage, and not when park was full. Park is pretty standard for Colorado spring. Nice people and clean

Trees, 2 pools, close to Garden of the Gods park, nice staff, clean. Bit tight. Road construction crew helped us get in and out.

After a brief history of being an RVer and RV park experiences, we have figured out that we only need one of three things in an RV park to be happy: Space, good company/neighbors or a nice view. This park did not have any of those. In addition, the staff was very rude during check-in and didn t even have our reservation dates correct. We reserved a spot for two nights but only stayed for one. They put us in a section of the park where there were mostly permanent residents. Those neighbors seemed a bit sketchy and we were packed in very tight. For the first time ever I wasn t comfortable leaving anything outside. Our view was the drivers side of a pickup truck (see pic). The only thing going for this park is the shade trees. However, they may create problems getting in and out of your spot since some of them are difficult to get around. If we had kids with us I may have felt differently since there were several activities like swimming pool, game room, etc.

Nice park but nothing fancy I would have to say its on the high end price wise. Nice shaded spots 2 pools and very close to park. Yes construction makes entry to the park confusing and a bit noisy during the day but it's very peaceful at night, clean facilities.

Tons of construction make it scary to get in and out. Staff doesn t give a hoot about you. Cost too much for getting so,little. Non-existent Wi-Fi. Gravel everywhere, including pet area, lots of mud, no grass. Difficult to find entrance, narrow streets. Won t stay here again

Cost a lot for so,little, gravel and dirt, no grass. Tons of construction, making it difficult to get in and out of park. Non-existent Wi-Fi, staff doesn t care. Very tight spots. Won t stay here again.

Not being kept up. Tree limbs low, most spaces not level as gravel has not been added in some time. Internet slow to none.

Construction makes it hard to enter. Family reunion in section M with kid on electric motor bike racing around on the streets breaking the rules and management not stopping it.

| What a nightmare!

Construction is awful....spaces are close together...had to park sideways in front of the camper and it cost way too much for just a spot to spend a couple days. Staff did help us find our spot but google took us in the exit. I even checked the websitw for alternate directions but all it did was refer to google anyway. I wish I had other options but everything was booked up.

I gave this one star because it did have a slight view of pikes peak. Very close together sites off of a busy road. Also, road construction. Taking this into account they should lower their prices. This is an urban campground.

Agree with other write ups. The basic campground is ok, but the construction in & out is horrible. Not sure how much longer this will go on. Sites are very tight! We have a big rig ,& tow and it was marginal. The camper next to us put their awning out, and we didn't, and couldn't. It is right near Garden of the Gods, but for now a nightmare to get to. Maybe once the construction is done, will be better. Not sure of other options. The cable never worked. The wifi was marginal. We will look for other options for what we were paying.

| Beware- Bikes Stolen

The good thing about this park is that it is conventiently located. If not for that, we would find another place to stay. This is our second time here and the construction is still going on. This time we had two bikes stolen from our site. We should have locked them up, but for the price we pay, there should be some night security. The campground is always crowded and people constantly coming and going. The sites are very close to each other so to make backing tough. There is no grass around, just gravel and asphalt drives. Our site was pretty level, but I see some rigs with their front tires off the ground. We were here last September and the construction is still going on. This wifi doesn't work and cell phone cover is not much better. The office staff is not much help, they are very good at making excuses versus helping.

| Good park, tight spaces

Park is a bit difficult to get to due to being in town. Once here, you d never know you were in town, though. Good shade trees but no spectacular views of the mountains, just peeks (hehe) of them through trees. Sites are close together especially since newer rigs are getting bigger. The staff escorts and helps park so that was nice. They can tell how you need to move your rig to get around the corners which helped us a lot! There s a cool little food truck that opens throughout the week which is nice. Resort is close to many outdoor and indoor attractions and things to do. We did not use the pool but did take our dogs to the dog park. Our kids used the pools, though, and enjoyed them. No on ground fires so keep that in mind.
