We stayed here for 1 night while visiting Flagstaff. I would say 75% of the sites are for full time RV'ers or residents. Sites are pretty tight, but some sites had a nice privacy fence. Overall a good stay. Pro's: Nice staff and clean grounds. Hiking trails located directly outside the RV park. Walking distance to a few convenient stores, restaurants and liquor store! Located on the main city bike path. Biking into downtown flagstaff was convenient and easy! Con's: Your not allowed to do laundry inside your RV if you have a W/D as the facility is on septic. They do have laundry facilities, but do not have a change machine. Office does not make change. There is a convenient store very close that can make change. No bathroom facilities. You must be self-contained. Cash or check only. No credit cards accepted.

My wife called twice yesterday to this location to make reservations and each time she left a message to return her call on the answering machine. Guess what? A day later and we still have not heard anything from them. We drove by today and it looks like a dump. We found a pull thru with full hookups at Black Bart's RV campground at the last minute. I don't recommend Grears at all.

Be aware that the rv spaces are ver tight and very close to your neighbors in all directions. There are no facilities such as restrooms or showers. The slots are no where close to level, making leveling a challenge.
