A lot of mud. Sticky tree droppings everywhere.. only 6 TV channels when 100 were promised. Tricky getting in and out do to construction.

Spaces not big but a nice area. Has a beautiful small lake about 500 ft with walking/ biking trail. Boats rentals. Clean laundry and showers.
