Very small lots, when someone opens their slideout they are in your outdoor awning space. Rules don't seem to be followed & no one around to enforce them. Awful sewer smell near the pavilion/ playground area. Some seasonal sites are extremely sloppy. The only plus was they had an indoor & outdoor pool. We said goodbye for good, unfortunately we'll never go back.

The grounds have a nice pool area, nice indoor pool, and fishing pond. Nice bass in the pond. It has ok basketball, tennis, and volleyball courts as well. But it is an all year campground that has a very trail or park feel. Most people that are there live there. Many low class stereotypical trailer park folks. Don't get me wrong there are a lot of older great people as well. But there were two teenage boys that happen to be the maintenence crew that were swearing and hanging out with girls in the playground making out with young girls. They were doing this for an hour or more which got graphic at times. We had a great time. But just to trailer parkey for me and my family.

A bit trailer parky. That said everyone we talked with was nice. The sites felt small but thankfully we had an end site. If we would have needed our outdoor shower we would have been under the neighbors awning. It rained and the ground didn't drain so we had puddles the next day.
