It's a clean campground with level concrete pads. Water pressure was low for us a couple of days. Even tho sites are very close together it gets quite at night. You don't have much privacy and they seem to be getting more of those cottage houses that you can rent. As far as waterfront sites it is not much bigger than a ditch but at least there is no one in front of you so that gives you a little bit if privacy. Not much shade even tho there are trees. Would stay there again just because it's hard to get into the other campgrounds

We spent a long Presidents Day weekend at this campground. We loved it. It is a smaller campground but is was so nice and relaxing. There was a mix of regular RV sites and some cottages. The cottages are privately owned like a condo. The campground offers the service of renting out your cottage if you want some extra money when you aren't using it. They take care of everything and they do charge for the service. As for the facilities, there was a community building which also had the only bathroom and showers. There were also some laundry machines outside the restrooms. There was a outdoor covered pool, a boat launch and docks, and a really nice dog park. Staff and everyone else was really friendly. The majority of the people there were snowbirds as expected in February in Florida. Not sure how things are during the summer. Nights were blissfully quiet. Water pressure was fine. Each site had 30, 50, and 100 amp hookups. You were right next to your neighbors so privacy was in your RV. We spent a lot of our time in Destin and along the coast. There were lots of restaurants within a short ride. We really enjoyed ourselves and will come back here when we visit the panhandle.

Compared to other parks this one was great and the price was good. $759 for the month of January. We stayed 2 months. It was clean and well kept up. Some spots were large, many were not. All staff were very friendly and helpful especially the maintenance guy. The bathrooms were the cleanest we have ever seen. The laundry facilities were outside with only 2 small washers and dryers and that’s why it got only 4 stars from me. Great location. 5 miles from a Publix grocery store and 15 minutes from Freeport, 30 minutes from the beaches and 30 minutes from A large town with everything. 40 minutes from Panama City Beach. We’ve already made reservations for next February and March.

Only overnighted here but a great park. Sites are a lil close together but check in was easy and fast gave a GS discount. Would stay again if in area

Well-maintained park at dead-end street on rivers w/kayaks & canoes for rent. Pool (unheated), clubhouse, small laundry (expensive). Lots of pull-thru sites w/FHUs. Sites are nicely spaced w/picnic tables & fire rings. Verizon service was awful but sites wi fi was good. 20 mins to several gorgeous beaches & 40 mins to Destin, FL

| ANTS! RVC Resort - I expected more $ BigRig OK

Update: 1 day after staying here we had some "itchy" nights. 2 days after our stay here we started finding small ants all over our coach, more each day. 4 days after our stay it's a real problem. They could have come in on our dogs or dog bed we had outside at Live Oak Landing (only during the day). We checked the outdoor grill under our coach, no ants. There were little ant piles all over the park but I didn't think it was a big deal. With the RVC commitment to Bee's and no pesticides, I'm not sure if they would spray for ants. We won't return. Original review: We stayed at a RVC Resort property earlier this year, St Cathryn's in Hot Spring AR - and it was Phenomenal!! I was expecting the same level of amenities and experience from Live Oak Landing for the same price, but we were disappointed. RVC set the bar high with St Cathryn's. All that being said, Live Oak Landing is plenty nice and all you need for an above average RV Resort. - Big Rig OK - we are 74' long with coach and trailer, we squeezed into site 33, one of their longest sites - very nice concrete pads, level, patio and picnic table - beautiful old trees - beautiful river and luscious green surroundings - pool is very small - laundry is very limited but inexpensive - dog run is huge, could be separated into 2 large dog parks - about 30 minutes from beaches, and well far away from the busy beach scene which is what we wanted - no camp store but they do sell ice - trash pickup at your site - friendly staff - friendly RV'ers. I think the high price deturs roudy RV'ers, which we appreciated - no issues with ants, end of April/early May, as I've seen in other reviews - nice small boat launch, fish cleaning station and gazebos on the water - nice rocking benches along the river - only saw one boat go by on the river, motor was barely audible, I think they are in a no wake zone, so no boat noise issues. - many cute tiny homes for rent or own - I dont think there were any full timers. Very clean sites - about 25 minutes from the interstate, so not super easy for an overnight. But once you get there you will want to stay a few days and explore the area. Overall a very nice park. We heard word of an expansion or phase 2 adding more sites, laundry and a larger office. Let's hope RVC can raise the bar again with the expansion.
