| False advertising/pricey

Been to many RV Parks, always research, but this one advertises incorrectly. TIGHT SPACES, not well maintained, riverwalk is a joke...DO NOT RECOMMEND

| Okay, but could be better! Very friendly staff

We stayed here 2 nights. The staff is very friendly and helpful. We didn't use any of the ammentities so I can not speak for how they where. Spots are tights and they are very busy during the summer season. They had a Pancake breakfast one morning which was nice. There are several full time campers there which is an eye sore.

"We will stay here again." ***** UPDATE: Stayed again early September 2016. Our picnic table was quite weathered, so we requested it be replaced. The crew immediately brought us a replacement! This has us up Manor RV Park to a 5 Star RV Park! ~~~~~~~~~~~~~~~~~~~~~~~~~~~ Manor RV Park Stays: Mid June 2016 Mid July 2016 We had no issues during any stay. We've stayed at quite a variety of RV parks of wide price ranges. The main thing we’ve learned by now, is to ask LOTS OF QUESTIONS when booking any park you have not stayed at - then you won't be surprised and disappointed upon arrival. Besides - YOU know your rig and what you like in a RV site, right? Staff is friendly, welcoming and helpful. You are escorted to your site and directed into your site. Nuthin' wrong with that! Hook-ups are average condition and vary a bit with each pad. Again - ask questions! Wi-Fi Internet is fair and works fine. Cable TV is 12 channels at the time of this post. Getting TV over air is poor to none. Hey - did you come to explore wonderful Estes Park Colorado, or watch TV and be on the internet? ;-) A nice dog trail to walk your dog. Dog waste bags were provided! There are long term residents. Not all the rigs are new. None were in shambles. Some are the rigs of the great peeps that help and volunteer here. If you are paranoid of people go dry camp in the backcountry. ;-) Bathrooms are definitely well-kept and exceptionally clean. p.s. | Nice but small

I spent a night there for a wedding. As such I didn't spend a lot of time checking out the park. The spot I got was very tight. They may have larger spots but I did t get to do my normal walk through the park as I was pressed for time. It is much prettier than the last place I stayed in Estes Park, with trees and the ever present elk. I'd stay there again but might try for a larger spot.

Very friendly campground within a few minutes of both Estes Park and RMNP. Rates reasonable for tourist area. Staff very helpful. Sites near river or playground. Stayed here two weeks in June. Will be back.

Very friendly park. But if you are in the spaces in the lower middle section, they are very close and tight. If you have a full,park and it's very hard to back in as the road is narrow. You cannot park your vehicle trailer to hitch, have to park diagonal. Most spaces were made for smaller rigs back in the day. But , river Spaces are great if you can get one. Clean restrooms and Laundry and a very nice gathering space. We are out exploring all day so we didn't mind the cramped space. Close to nice market so don't fight the Safeway mess in town. Very nice hosts and staff. Best option in the area.

This RV park is in the middle of Estes Co , great location . Very friendly staff and always near by to assist with anything. Very close to down town estes - shopping and dinning. Overall excellent location. Negative is that the spots are so very tight. Neighboring campers offered to move their truck so that we could back in - 33' fifth wheel. I was afraid to use one of our slides for fear of hitting our neighbors awning- way too close to each other. They do have nice spots on the river but those were completely sold out. Park is nice and well kept and clean. There are permanent residents but their trailers were all very quaint and well kept - not an eyesore . I would stay here again ONLY if we can get premium river spot- otherwise the spots are just too close together.

| Very small, tight old and. Pricey

Older park. Our site was a back and was so tight we spent 15 minutes backing in. Dirt pad, it was level. Small concrete patio at each site. These facilities have seen their better days. And how about $56 per day. I picked this park based on the reviews and the price being the least pricey. After seeing the other parks, they are not much better and just as pricey. Can’t say the other parks are any better or worse. This early looks like a few campers and mostly monthly residents. Probably my one and only visit here

Older Park, needs work, very tight, no room to maneuver. Nice staff, friendly, clean restrooms, steep hills.

Great place with great staff. Easy access to RNP and wildlife in the park. Highly reccomend
