| Don't waste your time.

I live near this park. It's not exactly an RV park anymore, but a trailer park with all of the trailer park problems.

| Great potential!

We came here because we wanted a weekend of camping without a long drive. We were pleasantly surprised with our experience. The campground was very quiet. Each site was well shaded. Lots of green space. There is a 25$ fee for not picking up dog poo and I really think this helped keep the green space nice. The pool was large and clean. The campground does not really have a harbor view. Colonial beach is a 10 mile drive, but not too bad to go grab dinner and icecream. Overall, this was a nice quiet place to stay with lots of shade and a big pool. The owners could really make this a first rate place.

Fall of 2015. Had reservations for late arrival. Arrived about an hour after office closed. No instructions left outside. Called number and waited for help. When help arrived they were unfriendly. to the point of being rude. Electricity at original assigned site didn't work. Called office and got no answer. Moved to next site, still no electrical power. Fortunately, it was a cool night and we didn't need AC. Roads into and on site had potholes and were un-level. Next morning when leaving we went by the office to report the lack of electricity at the two sites we tried. They thanked us for reporting it, but didn't offer refund or discount! Never again.

| Nice park in need of a little improvement

This park is is a really nice secluded area. Getting there can be a bit tricky but once you are there you will enjoy the birds, quiet and lack of traffic. The sites and the facilities are a bit run down but all the utilities worked well, the pool was a huge hit with our kids (just watch your feet as many kids came out with bloody toes from the rough walls) and we parents enjoyed nice walks on the uncrowded roads around the park. The biggest drawbacks are the lack of Internet and the distance from towns. The internet the provide is Tengo and for a fee. It was barely reachable from our site and we were pretty close to the office. I was able to get our Verizon MIFI to get enough signal to let me get my work done but it was not the most stable. With a little investment in this property it could really be a great campground but even as is it was a really nice stay and we would go back.

| Had a great time

We were there for 3 days in June 2018 and enjoyed it. Was next to one of the full timers and they were incredibly nice. The only downside was that we were there with friends and asked for a spot near them. We ended up on opposite sides of the campground. No worries, though. It allowed us to meet all the nice people each time we walked back and forth. Don't remember how much we paid.

| Quiet and Off the Beaten Path

This park is fairly well maintained and quiet. Numerous annual members but no "park" models or cabins. Compared to other parks we've stayed in, the annual sites are in pretty good repair. The roads do have a few pot holes but we've seen much worse. Most attractions and shopping are 10 or more miles away. Colonial Beach and Montross are nice visits. We had breakfast at Ola's Country Kitchen in Colonial Beach. Homey and affordable.
