| Do not make a deposit at this Park

We put a deposit down with the owner of this park, could not make the trip. Called 5 months in advance to ask for our deposit back, and we were told under no circumstances would they return our money. $800.00 Remember fellow travelers we called 5 months in advance...no money back ..not even a offer of half back... Do not leave this park a deposit or you can kiss it goodbye. Hang on to your hard earned money

We reserved a spot at this park by mistake and gave a deposit. We called them a couple days later and explained the mistake.It was 30 days before we were to stay. We asked for our deposit back and the refused. They only send it back if some one would rent the site. Which they never gave us a site. Stay away from this place. We are reporting them to the BBB.

This place is beautiful.... if you like being robbed then asked to leave without refund. The spots are too tight for comfort, the staff are rude when you ask for anything, after they ask you to leave because they don't like you if you're not a "regular" they say, " tell everyone how beautiful the place is." A JOKE... this place is an absolute joke.

Over priced biggest bunch of people that only care about themselves do yourself a favor and go anywhere but here camp host and managment suck!!!

Don't try and reserve if you have a pop up! They're too good to take pop up campers.

Park is small & friendly! 1/2 mi. From Flora Bama. The finished side is concrete pads & pavestone. Other side concrete pad, some are sand , some have concrete. Laundry & bathhouse looks good, didnt use. 3 dog areas, 2 sandy, 1 grassy at the front. Lot of great people come back every year! Owners are great! Cocktail time, byob & pitch in every evening by the bay! We were here for Song writers festival ---GREAT Time! We stayed here a month in a 40ft. Motor Home. Will come back!

The park is ran like a communist state cant do anything but workers can do whatever little place not many amenities and very expensive would rather have stayed in a prking lot

We have traveled all across the US and we came here in December 2015 and will be here until March 2017. If it was as bad as some of these others are stating we wouldn't be here now or continue to stay as long as we are. The owners are amazing and bend over backwards to help, they do have rules which should be abided by. There are quiet times in the park from 10 pm to 8 am and should be abided by. They will even let you go to the pavillion area and party all night if you want because it doesn't disturb the other guests. There are residents that live here and they do work so noise is a problem after 10 pm. Also stated by someone else below about pot holes in the parking lot, if you didn't stay intoxicated all the time (literally) then you wouldn't stumble. You couldn't even walk out of the bathroom on numerous occasions without having to be picked up and taken back to your RV. You were even give an LED flashlight for your safety but you refused to use. You were also asked if you were going to stay another month but you refused to give an answer until the day before your rent was due which was too late and the site had already been rented out since this time of year is peak season. Also alcohol is not available or out to where children have access to it and it is the parents responsibility to watch their own children. We love this place and will return for many years to come.

I waited a long time to write this review because I wanted to be fair, Yet it is only fair to let other people know about this park,some of the problems. We saw the same doctored pictures you may have seen.Most of this does not exist anymore since the Hurricane, and last year's flooding. We were there from October until the middle of March, and we can tell you nothing looks like those pictures anymore. Our site was close to the water, and I can show pictures of the potholes, one of which I turned my ankle on in the night going down to the clubhouse. I mentioned this to the owner and also another problem, and after that we were no longer welcome, even though we had reservations until April. We did not owe them anything, and had planned to stay and had reservations until the middle April. It was on their books, and became erased so we had to leave without help, even though I can't drive and my husband was only was only a little over two months out from having open heart surgery. I plan to write complaints to several agencies very soon. We are Senior's and this park is not safe for anyone in my opinion. The Gulf Beach they advertise? From this park you have to take your life in your hands to cross the Highway to get there. It is a high speed zone, no marked crosswalk, and you can barely see the entrance to turn in to the park. Also, the sites are nothing like the pictures, they are mostly small, no patio area, hard to park your RV. My advise is not to stay at this park. Other issues are this.Alcohol is available where underage kids can get to it all day/night. We saw little kids at the water unsupervised all the time. They could have obtained alcohol, although we never saw that. It did worry us that they could have fallen off the dock. No one was watching them just about all the time. I plan to post pictures we took and you can see some of the problems. I plan to report some of the more serious problems I noticed at this park, and some of my injuries.

We loved this place. Stayed for a month and had a very hard time leaving. The owners are wonderful and go above and beyond to please. This is a small but lovely RV park with one end facing the Gulf of Mexico and the other facing the Intercoastal Waterway, which is a marina. Lots of restaurants, grocery stores and shopping within a mile or two. The Gulf sunsets are amazing and the surf fishing was great. The RV park was very clean with nice showers and laundry room. Marina area has grills, hammocks and comfy chairs to sit in to watch the Dolphins. We will definitely go back next year.

We stayed in 2015 for 4 days...they were picky about parking, so we were assisted by a park employees. Had a great time , staff was friendly.

This place is an awesome little boutique sized place. Take all the one star reviews (due to apparent upset with tough refund policy, understandable) with a grain of salt. Great riverfront clubhouse and dock area, quick and easy beach access (busy street but just look both ways, not hard), legendary Flora-Bama just down the road. Stayed here twice now and very relaxing. They do have a lot of posted rules but it seems to keep the amenities nice and a vibe chill going, without people messing the place up.

Stayed for five days, tried to stay longer but we had to go. Place was booked full. Reserved for a month next year. Enough said.

| Memorial Day Weekend 2019

Came in for Memorial Day Weekend and stayed 5 nights. All seemed to go just fine. Has internet and cable. The attendant helped us back TT in spot. Beach access right across the road. Used their grill and propane to cook steaks. Ice is available for $3.
