I know its fall, but the sight of a couple leaves on the ground does not ruin my day, in fact it kind of adds to it. What does ruin the serenity is the CONSTANT leaf blowers, lawn mowers, and tractors that go from 9-5. Many rules in this park, over the top really. No wiping down your rv or tow car except the windshield. But having an rv detailing truck come in to power wash vehicles with their noisy machines running is ok? Also encountered rude receptionist who clearly needs to retire. If it ever gets quiet it would be a lovely park. Great cable, no sat, good Verizon, good wifi.
The best part about this park is that it is within walking distance to trails (.25 mile) and shopping (.5 mile). The grounds were very clean and quiet.
Great place to stay. Worth the cost. Sedona area is the best. Fills up quick- especially with caravans from Canada so call ahead to make reservation.
Others have extolled the setting. It's very nice. Here's the downside. Showers aren't private. They're smaller than most other parks where we have stayed. There were only two on the side where we stayed, and they were overcrowded during our visit. They're only pet tolerant. In addition to being pricey, they charge for pets. We arrived after the office closed, hooked up, followed their instructions, TV didn't work. Won't stay here again! It's a nice place, if you have a big RV with your own shower, and don't mind the rules and price. Want to see a real 5 star RV resort? Visit 7 Feathers in Oregon.
I came at night and i had not water. I asked him for water and tried to give him 10$ bit he said that for water and dump he will not take money. I recommend this place??
Very nice, shaded spots, good hook ups and wifi, very friendly staff and good shower house/bathroom, would recommend making reservations, was full the entire time we were here.
Very professional, they get a lot of traffic so they have a lot of rules but they're not unreasonable. The place is lovely, clean and will more than meet your needs. It is a great way to stay in Sedona and be able to hike and see the surrounding area.
Sedona red rick country is unique. This park sets in a cottonwood grove with creek running thru it. Shirt walk into town and great restaurants ,shopping. Sites large and some are grassy. Watch the entrance turn it can be steep with sharp angle. Very strong rules on lights and outside fires. Hiking and jeep trails right out the park. Have fun!
Our family of four stayed at this park for one night. It was a lovely setting, lots of trees, well maintained grounds, and convenient location to town, although it didn't seem there was a quick and easy way to get to town on foot. Bathrooms were clean and wifi worked well. After having stayed at a couple of other parks, i think my main complaint about Rancho Sedona is that there aren't many amenities like a pool or playground. Individual sites don't have fire rings and the common area fire rings don't allow wood! (Not sure what you're supposed to burn in them?) The 10pm curfew is frustrating too, I like the idea of an enforced quiet time but not allowing people to sit quietly outside is aggravating- I wanted to enjoy the starry skies with my telescope! Lots of other rules listed but the curfew was the only one that really bugged me.
Stopped in on our way across the US. Not only is the place clean and wonderful, they realized they overcharged us a few bucks and brought cash to our site. When does THAT happen? Definitely recommend
My husband called yesterday to check availability for a week stay for next week. They quoted us $272 or $286 plus tax. We popped in today in person to reserve it but conveniently the price went up to $311. Apparently, the owner lady stayed last night and updated the prices. Yes, it's not much of a difference but it's the principle. Bad customer service. They should've honored their original quote. What else will they back track? I wouldn't waste my time here.
Beautiful park and would give it five stars if not for their excessive rules. We just spent a week there and would have really enjoyed sitting around our propane firepit with the family.....but not allowed?? Please consider modifying the rules a little so the park is more family friendly!
OK, this is a good location for an RV park, right next to Oak Creek, with lots of good shade trees, and fairly sizable spaces. However, the snob attitude of Sedona's "our sh#@ doesn't stink" crowd is in your face at this park! Number one, if you make rules, then enforce them. Plenty of rules here, not much enforcement. Dogs, whew, have you ever had to SIGN a paper to acknowledge them before you are allowed to park? But wait, they don't actually enforce those rules anyway. I like this rule too: "Quiet time is 10pm to 7am, you must be INSIDE your rig so not to disturbs your neighbors". Staying here for two days to visit with friends - will NOT stay here again, because that would actually financially lend support to these nutballs!
While some may consider this RV site pricey, I don't. It is clean and well maintained with lots of Cottonwood trees in the heart of Sedona. We've stayed twice in the past month - two nights each time. Looking forward to another stay as we haven't seen enough of Sedona yet. The internet was fast. The only downside is the limited restroom facilities for those who don't or can't hookup.
First time using an RV park, so wonderful! It's very well taken care of & just beautiful. We had our 1 year old, so it was nice to have a private grassy area for him to play in. The creek is a 2 minute walk, perfect for cooling off in or just sitting by. We will be back. Aloha!!
5 Stars from us. We don't need a pool. Excellent hookups, clean power, and attentive staff when wanted. We also use WiFi, and experienced vastly improved speed and reliability upon an upgrade that took place while here. Our experience here has been stellar, and do not agree with opinions of some reviewers who don't like rules. The rules are not excessive, but enable enjoyment for all who stay. We will be back on a regular basis. Good Sam and AAA discount is nice. Nice place to walk our dog, and walk to town and retail nirvana. Red Rock trails and creekside trails accessible from the RV park. Just awesome!
Love staying here but Really wish you would relax your rules on campfires.... Propane BBQ s, propane heaters are Ok.... Why not propane campfires?
The park is nice but 70 usd for off season not worth it. We left after one night
One of the prettiest medium sized RV parks we’ve stayed in. Meticulously groomed grounds, beautiful trees, short walking trail to town. All sites were what we would consider good. Overflow parking was very convenient for extended hours, so we could see more sights after check out. Did not use their facilities. Cool streamers hanging high in the trees - blue heron nesting sight.
We stayed here for 3 nights and liked it so much we added a 4th. The location is great as it's tucked away for peace and nature, yet right around the corner from town. Beautiful trees and great amenities. Awesome DVD library and the ladies in the office are great. Highly recommended...gets busy though so book ahead!
Stayed 5 nights. Restrooms and showers very clean. Hook ups easy and we'll laid out. Digital cable is crisp with more channels than we could watch. WiFi is strong signal and broadband enough to allow for remote working. Our spot was very level and no need to level RV. You can tell this is a well managed park with attention to detail.

BEAUTIFUL place to stay. WiFi was VERY weak, but the creek access is amazing. Great place for dogs.
