| Everything WORKS

Lots of good effective SHADE TREES (near the pool too!) and, contrary to many so-called-resorts, it all works here: CATV, WIFI, good water (not slikkery soft), clean inviting pool. Level concrete wheel pads with grass patios. Quiet too!

Big; lots of trees. Concrete pads for level sites; good amount of room between sites. A little too seedy for more than 3 stars.

Out of the way, there is no camp store so bring what u need. Pool open to 10.00. Very nice long term residents. Flat We had a motor home 32 ft towing, paid 28.00 per night and had room. Stayed two nights.

This park is out of the way but worth it. Traveling through to San Antonio but wanted to see the sites of Waco. Owner accommodated our late check in and late departure. No cc accepted so be prepared. Price well worth it. Level pull through site.

| A Work in Progress

We are spending four nights her in our TT. Lots of sites have nice level concrete pads for your rv, but you step out onto grass and dirt. Hoping it does not rain while we are here. They need gravel in a bad way. Bathroom and showers need to be completely re-done. The machines in the laundry actually have rust on them. We have been content in our stay. The wi-fi works good, as does the cable tv. It is quiet and peaceful and everything works. Lots of full-timers, but all friendly. I believe owners to be fairly new and working on fixing things up.

| Sweet and simple

This place is a great small little hideaway. We decided to stop in Waco and visit the Magnolia Silos market. We called encounter about an hour out and were able to get a good spot. They do cash or check only. Very friendly and helped with highlights to see while in Waco. We were going to stay 2 days but the Silos were definitely very crowded and we saw everything we wanted. The laundry area was clean and spacious. The cable and internet worked well. The closest store of any kind is 6 miles so make sure you get what you need before.

All hookups worked. Site was level. Good cable. Fair to poor WiFi. We were down below the office in the swamp. Up level with the office were nice grassy lots. Ask for one of those. Lower area was well shaded but lots of flies and mosquitoes. No picnic tables and bathroom was not cooled. It wasn't all that clean either. We wouldn't stay here again. Cash only.. Won't take any card

A little older but well maintained. The spaces are wide enough you don t feel cramped. Level pads, free cable and so/so WiFi. The caretakers are nice and work hard to keep it clean and cut. Nice shade trees and plenty of squirrels and birds. Good dog park.

Should not even be on this list. Run down unkept. I've seen homeless camps that look better than this.

First, this is not a swamp as a previous review stated. If you are looking for a 4 star resort, then this is not the place for you. This is a campground, plain and simple. Not really any extras with exception of the pool and laundry facilities and a small playground. Nice people, in fact everyone we came in contact in Waco were extremely pleasant people. Sites have a level concert pad and provide ample space for slides on each side. The grounds are well maintained. The upper or front side would be preferred as the lower or back is lacking grass between sites.
