Nice, clean, quiet, but does not allow pets

We were there 4 nights while on business on Denver. Easy to get to downtown. Most a MH park but several RV spaces. Clean and grassy. Not easy to find a park in the Denver area.

Worst stay in a mobile home park ever. They turn of the water or electricity without warning. The water or electricity may be off for hours almost all day. Do not complain for they threaten to kick you out. Poor customer service and their comments “live with or else” Do not come within 100 feet of this place.

| Very rude management

Really, the only thing going for this place is how pretty it is. Very hard to get into. For longer term, it is even worse to get into, with the hook ups under your rig. The front office is a very unorganized, and flakey lady. With two guys with no personality for groundskeeper, who becomes threatening goons, and kicks you out, if you complain about anything. Soon after we started staying there, we heard about how they overcharged for electrical useage, so we kept records. When it came time to leave, we were overcharged, and yelled at. Since we knew what was going to happen, we didn't act like scared sheeps, so they called the police. Turns out, the police know who the troublemakers are and told the goons to leave us alone. If you are staying there, and are yelled at by the goons, just call the police and tell them you don't feel safe by the goons actions.

May 2018: This park is located in a seedier part of town. The first night three gun shots rang out, which made you want to duck and cover. The facilities at the park are dirty and poorly maintained. The sites are not level and some just have mud or piles of rocks around the sites. The park manager is a poor excuse for a manager. He has no people skills and destroys personal property without notice to the owners. If you interact with him about your property he destroyed, his best answer is "it is none of your business" and he is going to call the cops. He also tells you to leave if don't like it. We left early and there was no refund. You have been warned about this park. Go there at your own risk.

South Park Mobile home park is exactly that with a good number of spaces for RVs. If you stay under a month, your site will be near the front of the park located by a very very nice large pool. The sites are gravel with a nice concrete patio. The sites are very close together, but with more then enough room to put slides and canopy out. The grass surrounding the area is very well maintained and kept trimmed. We have a 40 motor home and was able to park our car sideways along the site off the road. The weekly rate is reasonable when compared to other parks in the area. The park is located off Federal Blvd which is a fairly busy road but we really did nit hear the traffic. The location is great being 15-20 minutes to downtown depending on traffic. There is an incredible amount of shopping nearby. This really is a great location. This is our 2nd time in the park and we had a very nice stay, no complaints. This is an older park with many seasonals and full timers, and most of the mobile homes are quite old but very well maintained. Staff have been very nice and have worked with us on a weekly basis to see if we were staying or leaving and gave us the option of paying weekly.

I have never had a near altercation at a park with an employee before today. We pulled into this park, paid and drove to our site. The site had the water and sewer hook ups under the RV. Yes, under the RV. Once you pull in over the hookups, you get to climb under your RV to connect a hose and the sewer hose. Hopefully you have enough room between the hook up and the bottom of your rig, otherwise you are out of luck. While we were hooking up, the park manager stopped by for the second time during our parking and I asked him why the hookups were under the pad as that is horribly bad for RVers. He jumped in my face, poking his finger at my nose, telling me that he didn't like my attitude. I asked him with a "please" to not poke his finger in my face and he asked me if I wanted to try to assault him. LOL. I told him it was just a bad set up for a full size RV and he proceeded to lecture me about how he was doing me a favor by letting us stay at the park and that I could F off and leave. My wife and I went to the office to see if we could talk to someone more reasonable and he was waiting in the office with who we guess is his wife. She started in on us before the door closed that we had a bad attitude and that we should leave because they had no use for our bad attitude. My wife asked if we would get our money back and the office manager threw our check at her, gave us a few more F offs and told us not to ever come back. Deal! The park is seriously sketchy. They would have gotten a 1 star review even before the altercations. The park is mostly long term/full time residents that have super old park models, trailers, etc. with junk all over the place. They have cars parked randomly around the sites and along the streets making it nearly impossible to get to your site. I try not to be negative about the parks, but the managers here and the trashiness of the park in general make this one to avoid at all costs.
