Pretty far out of town, down in a valley, no cell service. Owners were very friendly. did not use facilities- just electric. Filled with water prior to eve due to freeze. Mostly long term tenants. Dirt drive. Not recommended for longer than 24 ft. RV. If snow on road - challenge to get out.

| Too far out of pagosa

This was a bit further from Pagosa Springs than I would have liked but we went in April and there weren't many options. The bads - No cell service and the bathrooms/showers had an overall feel of dirty. Hair on the floors ect. The goods - The park itself was nice and in a beautiful location. Next to a winding river, with a pond and very well maintained green spaces. Host was very friendly.

Read the reviews! There is a dirt road and it is steep getting back onto the main road. The facilities are old but kept very well. There is no cell service and the Wi-Fi is unsecured and spotty. Lastly the park is small with a high percentage of permanent dwellers. All that being said, this was a fantastic week for us. There is plenty of common area to wander around and walk the dogs in, or play with the kids in the little grassy playground. There are animals in the area and a couple of ponds with occasional ducks and geese. All in all I would say this was more like staying in Grandpa's back yard than the normal RV parks we find across the country. Also of note for those who may want to just tent camp here, there is a bathhouse with a little kitchen area.
