The owners are great the place is clean and cheap very quite I ended up staying here for over a year I loved this place and will definitely be back

Spending an evening here in route to Col. Springs. We called ahead while in Utah looking or a place and this was the only place that had a space for us! We were due in after office hours but the park owner was kind enough to meet us at the gate when we arrived! The pool was nice for the kids to burn some of that pent up energy from the long drive! We will likely be back when we take time to visit this part of CO instead of just passing through.

It is ok, but nothing special... small spots and not comfortable at all, but showers are clean

Spent a week here at the end of June @ $30.74 per day. Never really felt comfortable or safe here. It could have been the rude encounter with the male host within 1 hour of setting up, or the rude or crude signs posted throughout the park (explain these to your children) or the lack of electrical volts at my pedestal. But every time I left I felt like something would be missing when I returned. Never happened, but the vib was there. The park was built in the 90's and very little improvement since. Typical 40' by 75' sites. Most people with 5th wheels will fit, but barely. Many many long term residents. Gated in & out after hours. Showers were clean enough but small fiberglass stalls. Water pressure about 34 to 36 PSI on my meter. Lowest volts was 108 on my meter during the very hot days. Gravel roads/sites with some grass between lots. Many Cottonwood tree blooming while I was there. Train tracks just outside park. Trains come by three times per day, seemed like once was always at night. Lots of racing cars, bikers or trucks outside the park on highway 92. Not the parks fault, just saying. Laundry is $2.25 per wash & $2 per dry. Never used the pool.
