Not a great place to park your rig. First there was the sewage smell. We complained and they did not respond. When we left, we found they had backed us over an open sewer. The gravel parking spot was very soft and there was a large mud spot that was not treated. They cut off the water to do a repair without any notification of any kind. When I ask them when it would be restored they said, " When it is." They told us it was an emergency repair because they had been told 4 days prior that it was in need of repair, which was a little disconcerting. We chose to leave early and they refused to prorate it, but instead charged us a daily rate plus electric. The electric was supposed to be included in the daily rate. The park is quiet. There are some sketchy RVs there that seem abandoned with trash. We travel the country performing, and this is the worst park we have found yet. This owner has 2 other parks: BCS Marino Road and BCS Timber Ridge. We do not know how guests are treated at those parks nor can we comment on them. All I can say is renter beware.
