| OK for short stays

It's an OK, no frills place, good for short stays. I spent 2 weeks here in summer of 2015, during the second week I started to miss amenities provided by other parks. The good: decent water pressure, consistent 50amp electric, level sites, concrete patio, trolley stops out front. The OK: basic cable, wifi on the slow side, sometimes unavailable. The bad: little shade in heat of the day, water filter red with mud after 2 week stay, they blocked any view you might have had of the creek that runs the property with a tall fence. I disagree with reviews saying junk is around the place, it seems kept up fine to me. I agree with reviews that describe the couple running the place as rude.

We own a 37' diesel pusher Holiday Rambler with one slide. We were in Site 2 and had ample room to back in, store our tow dolly and park our car. We paid in advance using our Passport America card. Rick was very helpful getting us checked in and to our site. He also came around through the week making sure we were ok. We did not use their facilities since we have our own. We had full hookup with 50 amp. It may be small but we had everything we needed for the week we were there.

| Rude owners!

This place is way too cramped. Sites are small and close together. No room for RV and tow vehicle to fit easily on your site. Duck poop everywhere and it stinks. Wi fi is just about non existent. Lots of junk around many campers that live there. Owners are very rude and don't care about your needs. I would not stay there again if it were free.

| Nice base camp

This park was a perfect place to stay to explore Pigeon Forge and Gatlinburg. There were nice long bike trails nearby. We were able to see several shows with a short drive home at night. The spaces were a bit tight and the laundry smelled like cat pee but it was very reasonably priced with PA.

So as I write this I know the owner or manager will defensively write back as I saw they did with others. Let's start with the good. Thank you to management for staying after 5 o'clock for us to come in a bit late. Management seem pretty friendly that Day. The only other good thing that I can comment on is the price. But you get what you pay for so here you go the badd let's start with the space extremely small for a class a motor home. We had a tree on each side so we could either put our slide out or we could put our awning out but not both. We chose the slide. Parking is very tight in front of your spot. Let's talk about Wi-Fi. They advertise it but it doesn't really exist very well there. If you can happen to find it you'll get kicked off shortly after. It was so badd that I had to go and get a Wi-Fi piece from the phone company. And I always ask him out Wi-Fi because I work online and I need it. The dog park is tiny and wallets fenced in my little dog was able to get Underneath the fencing. However you can walk your dog across the Creek of the bridge to nice big open field where they can run. Now we had to get some work done on our air conditioner. The manage marriage was not very nice to the mobile RV repair that we called in period she practically chased them down. I understand they should have checked in however at the mobile RV repair and you should expect that people sometimes need to have things done. So we got our AC fixed and the very next day it stopped working again when the guy came back out to check it he told us it wasn't the AC it is the breaker from the park. So I called the manager and told her about that and asked if we could move. She's very rude and tell me it wasn't the breaker that she would send someone over a. They replaced the breaker and the plug. Management never came over to say sorry about that or anything like that period so the last day that we go to leave I went up 3 times in the morning to check and see what time check out was and the office was not open at all. That was an unusual though cause it was hardly ever open while we're there. We were waiting for DRV repair guy to come by so we could pay him so we were out a little after 11 we were being mad dogged the hold time by the manager. No pool. No wifi. Small spots. Unfriendly management. Go elsewhere. There are lots of other places to choose from.
