| WOW ~ Be Ware!

I would not recommend this park to anyone; I have never stayed at such a poorly run park. Negative: ~Internet WiFi - hit and miss, unreliable ~Water pressure - low, occasionally no water ~Crime - police have been here a few times in the months that we stayed ~When I covered a few hours in the office here, there were many complaints about owners not giving deposit refunds and over-charging for electric ~The park owner was witnessed stealing at the campground and is currently being charged with theft ~Double booking and then don’t refund guests ~Showers - disgusting/filthy, low water pressure, often only one of the two is working ~Trash - not picked up often enough attracting many flies ~Bugs - mostly flies, honey bees, and fleas (luckily I do not have any pets) ~Activities - club house is locked most days and there isn’t really anything to do for 20 miles in any direction ~Smell - frequent smell of the nearby cow farms, typical manure smell ~Neighbors locked out of electric box when it was over 100° F outside ~Complaints of being threatened by ‘management’ and park owners Positive: ~Nature - nice views and plenty of Saguaro, but watch out for the bark scorpions and rattle snakes ~Trails - Nice but on neighboring land so I’m not sure how safe they are ~Kid friendly - typical preteen drama nothing that affects adults with no kids

Love, LOVE this place!! Owners were so helpful and friendly. Humongous lots, quiet, just so peaceful and beautiful. No smell at all. Great location, just an incredible hidden gem.

| Dishonest, unethical, trashy

Dishonest, Unethical and Trashy. We are glass half full kind of folks so it's rare we write bad reviews but this is a place we feel we need to warn our fellow RVers about. To back up previous reviewers comments, the management of this place are not only completely lacking in any kind of service but they are dishonest, unethical and liars - and we do not use those words lightly. We actually had made a 2 month reservation in July 2016 to stay in December/January at $300/mo plus electric, but had to cancel that reservation in August due to a change in plans. Manager advised by phone she would cancel the res and refund my $100 deposit. My bad for not checking my credit card statement right away as it wasn't until February 2017 I realized the funds had never been credited back to me. You see, in December 2016 we had made another month reservation for the month of February 2017 - were charged another $100 deposit fee - and advised we would have the second from the end site at the back, overlooking the Sonoran Desert. We wanted a safe place to leave our coach while we flew home to CO for 10 days and a quiet location to work from. We arrived just before 6pm on a Sunday evening and (understandably) the office was closed - but there was no check-in packet waiting for us. We unhooked the toad and I drove around to find our site - it was occupied by someone else. Eventually the owner came out and seemed confused to see us - completely unaware of our reservation, and said they were fully booked. Naturally we were annoyed. They tried to placate us with wine. Eventually said we could stay in an overnight spot and "see if any spaces opened up during the week" which they couldn't guarantee, and literally said their RV tenants lie to them about their plans and they never know. Nice. Upon driving around the place, it was weird - part of it looked nice in a rustic kind of way, but driving around the rest of the place it felt trashy and we did not feel comfortable leaving our coach unattended while we were in CO. We decided to leave as Owner had disappeared by then, I called the next day to leave a voicemail for the manager to advise we had left as our site was not available as it had been promised and requested a refund of our $100. Long story short, they ignored all of my phone calls and emails, and eventually I filed a dispute claim with my bank. This behavior prompted me to check if they had actually refunded the first $100 from 6 months prior and I realized they had not. So they had $200 from us and we never even stayed a night, we were there 20 minutes tops. The manager eventually emailed to say that according to her notes the first $100 was refunded on August 26. A lie as she has since disputed my claim with the bank incorrectly stating that "we stayed a night and used $30 worth of services" when we weren't anywhere near the place in Dec/Jan. However the second $100 from the failed Feb stay WAS refunded, after us showing up and spending 20 mins unhooking/rehooking and leaving. It's all very bizarre and their way of doing business is dishonest and unacceptable. So they got $100 out of us just for messing us around and clearly don't care that it affects their reputation. I had held off writing any reviews, in the hope it could be resolved (I realize miscommunications and mistakes do happen and wanted to give them the benefit of the doubt) but it is now apparent this is a a shady business managed by dysfunctional and dishonest people. It's a shame that people like this are out there running businesses that make a practice out of dishonesty and ripping people off. Fortunately, in our 3 years of full-time RVing this is the first and only experience like this, so the majority of RV park owners are decent people running reputable businesses. Sadly, Wild West Ranch is not one of them.

| Nice but at times stinks

Since our daughter moved into Maricopa,AZ this was the closes to her place we could find. A Dust bowl but that is the AZ south. Very spacious lots & the friendly staff will keep you informed about festivities that are scheduled for the month. Besides the dairy farms around here that at times will make you gag due to the direction of the wind, I wish the lighting at the entrance would be brighter. It is hard to see at night that you almost miss the entrance. Good place.

Stayed here from Dec 2 2015 until April 1 2016 and was really pleased with the way the CG was managed,Nash&Deanna were great hosts,It's a little dusty but the site's are very large. We'll be back in December 2016. J&E Horton

| Nice place to stop over

We stayed after Snowbird season and enjoyed the hospitality, good Wi-Fi, large clean showers, and easy access all for $20. Definitely worth the stop.

| Peaceful and quiet

After calling dozens of RV parks, this is the only one that did not have any restrictions on age or occupancy and it was the most inexpensive! Due to mechanical issues we arrived after midnight, and the owner was nice enough to get out of bed and show us to our spot. We stayed January-May with our 5 children age range 12-4 and all of us were sad to go. So peaceful and quiet. It's perfect for the low maintenance traveler who wants to just relax and enjoy the beauty of the Sonoran desert. I felt safe here with the kids while my husband attended school in Phoenix (an easy commute.) The only drama was residents who refused to pay had to be removed from the park, but that didn't affect us. About a quarter of the park are long termers who are either helpful or keep to themselves. The landscaping is nice with mature trees that provide shade and a citrus orchard. Clean bathrooms and large laundry facility. The office also seconds as a small convenience store. Oversized slips, plenty of walking trails and desert area to explore. Amazing sunset views of Tabletop Mountain and huge saguaro cacti. The kids enjoyed movie nights in the clubhouse, riding their bikes around the park, and plenty of nights around campfires with new friends. We have nothing but great memories of our time here.

GREAT Everything , from wifi to amenities. If you need anything there are two great cities within 20min away . You have great staff and great lots .. good advise is make a paid reservation , it might be full. Yes it's great here , we all love it from the activities to the just plain hanging out with friends you come with or make here for sure. Come stay with us and you will experience a great time.

Nice clean well maintained park. Big lots. I forgot to ask the wifi password so I didn't use that. It would get 5stars if it had a pool

| Stinky

Awoke at 3 am to horrible smell of a cattle feed lot (or something like it). The wind direction must have changed because it was not an issue on arrival or by 7 am. However, it was impossible to sleep for about 3 hours as everywhere smelled intensely of manure and ammonia. Maybe it is not normal, but we will not be trying this location again.

Stayed two nites and all was fine. Quiet, except for the doves cooing in the morning. FHU, friendly staff. Nice little store onsite with a good selection of wine and beer, cheese and other snacks, local honey and all sizes of those things you forgot or run out of. Horseshoes and shuffleboard. Didn’t use the facilities so can’t speak to that. Only complaints are a little grass would be nice (I know, it’s the desert!), a picnic table is needed and a fire ring would be lovely. Paid Passport America rate of $27 and that should be closer to the regular rate (at least that’s what we’re used to but are finding rates higher and higher the further west we go).

| Unethical owners

Not at all happy with this place. We have stayed here several times for long periods of time and we did not get our refund. As you can see from other reviews, this is a running theme. They always give the run around stating the owners are on vacation and out of town and to call back and no one has refunded our money. Good luck trying to get the refund the day you check out, as they always say the owners are gone, even when you are there in person. It is a total scam as they charge a total including the refund. If you're total is $400 with a $100 deposit, they charge $500 making it very difficult to contest and fight it. Total organized way to cheat people. We all come to Arizona pretty often and we will never stay here again.

| Bad Management

The park is very run down and most spots are just gravel parking spaces, there are a few with concrete pads but not many. Water seems to be an issue as we spent 2 days without it. Sewage backed up in the bathrooms. Activity building looks like it hasn't seen any activity in years. Office looks more like a booze store. WiFi is sporadic at best. Dog feces can be found all over the park. There are no decent spaces as these are taken by what looks like permanent residents. Laundry room while clean had mostly out of order machines and over priced. Can't say anything about the owners as we never met them, The manager is very rude and doesn't seem care who she offends. One could only wish the park still looked as nice as the picture on their page. The shuffle boards and horseshoe area looked like it had been many years since their use. There is no pool or activities of any kind here.

Fellow RVers: STEER CLEAR OF THIS UNETHICAL PLACE. Our experience this past winter at Wild West Ranch & RV Park (formerly John Wayne RV Ranch, LLC) in Maricopa, Arizona We paid a $100.00 deposit via credit card to this campground on 11/10/2017 for a month's stay beginning on 12/18/2017. Upon arrival, we wrote a check for $400.00 for the monthly rent. We left the campground on 1/13/2018, and my husband had made arrangements earlier in the week to return for another month beginning on 1/28/2018. Our credit card was charged by the campground for our electricity usage through 1/13/2018 on 1/29/2018. The amount charged was overstated, and a credit was issued to our card for the difference. We had not authorized this charge. Upon our return to Wild West on 1/28/2018, we wrote another check for $400.00 to cover the month ending on 2/28/2018. (At this time, our initial $100.00 deposit is still on the books as a credit). On the morning of our departure, March 1, 2018 we discovered the campground had charged our credit card 5 times between 10:57 and 11:08 am on 1/28/2018 for a total of $80.00 for electricity usage. We had not authorized this charge. We went to the office to inquire and ask for a final invoice along with the return of the deposit since it had not been used. I was told we would not receive our deposit because we owed money to the campground. We totally disagree with this and they have offered no proof of it. The owner D. R. W-Al (wife) was offsite and would only communicate via text. The owner N. Al (husband) was onsite but offered nothing but insults to my husband. As of this post, we have yet to receive any communication from the campground and our many emails and texts continue to go unanswered. We have filed a complaint with BBB-Arizona. A complaint has been filed with our bank as well. It turns out, this is not an isolated incident, and other campers have had similar problems involving the return of deposits and unauthorized credit card charges. There are several reviews out there. CAUTION: DO NOT USE YOUR CREDIT CARD WITH THIS CAMPGROUND!

| Really really nice place- big spaces full hookups

The bad reviews of this place are from disgruntled trashy people. The owners don t back down and don t cater to anyone that is like a vagabond. They are a mom and pop and very very nice hardworking and honest people. They keep the vagabonds out. The spaces are large and spread out, it s surrounded by desert. The bathhouse is new and always clean. Same with the laundromat. There is a small store in the office. It s great. We have no complaints at all, and want to especially mention that the negative reviews aren t fair to this place.

Wonderful RV park in beautiful desert park surroundings. Owner was a lovely young lady, brought us free firewood and a picnic table. Very nice hike right out the back, lots of saguaro cacti. Great campfire location, great camping location! We really loved our time here- thank you Deanna!

If you like living among trash then this is the place for you. Three dairy farms half a mile away. Lots of semi truck noise all day and night. Owner has animals in too small of pens. Inhumane! Were there to workcamp, but could not get him to commit to to what we had to do and when to start. Wanted to fix things buy afro engineering everything.

I have been coming to Wild West Ranch for several years. We come back every year because the value is great, the spaces are extremely large. We don t need the pricy amenities of other parks. And every year it keeps getting nicer. These negative reviews are clearly from past tenants that the new owners had to get rid of. They keep a real nice park. Everything is nice and new here. The people are friendly, there s ice cream and fresh eggs in the office, and we have really enjoyed our stays here.

The owner tried to make our stay a success. The smell of the back end of cows was overwhelming. The park is far, far from anything. 20+ min to get groceries... 45 min to Phoenix.

This RV park is a very nice place for anyone to stay! I have seen many bad reviews on this park and I have lived here to witness what really happens all the people leaving bad reviews or saying this RV park is horrible are wrong! I have watched people have to get evicted for stealing and other stuff. I just wanted to let you know all these people are wrong and the owners had to evict so many people they had to have their kids go to school in New Jersey! And that isn t right this park is safe and that shouldn t be happening. I just wanted to let you guys know from my experience living here it s amazing.
